HomeMy WebLinkAboutResolution 2013-18 - Heinz Second Final PlatCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2013 -18 Motion By: Thomas Seconded By: Asleson April 25, 2013 APPROVING FINAL PLAT FOR "HEINZ SECOND ADDITION" ON PROPERTY LOCATED AT 20801 COUNTY ROAD 117 (PID 03- 119 -23 -14 -0002) WHEREAS, Brent and Melissa Heinz have requested approval of a final plat to allow subdivision of a 74.14 -acre parcel legally described as: Lot 2, Block 1, Heinz Addition, Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat for Heinz Second Addition and, 1. A final plat is approved for Heinz Second Addition, in accordance with the application materials and plans received by the City on February 21, 2013, revisions received March 11, 2013 and additional material received March 25, 2013, except as amended by this resolution. 2. There are 5 development rights remaining on Lot 2, Block 1 and zero building rights remaining on the lots platted Outlot A and Lot 1, Heinz Second Addition. 3. Approval is contingent upon City Council approval of the preliminary plat. FURTHER, that the following conditions be met prior to release of the final plat and associated documents for recording: 1. All conditions of preliminary plat approval must be met. 2. Park dedication fees must be paid. Park dedication is due for the one new lot (Lot 1, Block 1). The City will require cash in lieu of land for this parcel, subject to the park dedication requirements in place at the time the plat is released for filing. Park dedication shall be paid prior to release of the final plat for filing. a. Park Dedication for Outlot A and Lot 2, Block 1 shall be due at the time of future subdivision. FURTHER, prior to issuance of a building permit, the applicant /landowner must: 1. Record the approving resolutions, final plat mylar and all related documents at Hennepin County and provide proof of recording to the City. Proof of approval must be submitted with an updated survey and building plans. 3. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic (AutoCAD) format. FURTHER, Prior to release of remaining escrow, the applicant /landowner must complete the following: 1. Lot corner monuments shall be installed as required by the Subdivision Ordinance. A financial guarantee shall be required to ensure installation per city requirements. 2. Lot 1, Block 1 shall provide a minimum of one overstory tree per dwelling unit. 3. The applicant must file the final plat at Hennepin County within 2 years of the date of approval or the approval shall expire. 4. The applicant shall provide proof of recording the final plat, resolutions and agreements at Hennepin County.
