APPROVING FINAL_ PLAT FOR "ROEHLKE ADDITION" ON PROPERTY LOCATED AT
23185 COUNTY ROAD 10 (PID 18- 119 -23 -11 -0001)
WHEREAS, the City of Corcoran has requested approval of a final plat to allow subdivision of
the 139.22 -acre parcel legally described as:
The East half of the Northeast Quarter and that part of the West half of the Northeast Quarter
lying South of the North 638.8 feet thereof, Section 18, Township 119, Range 23 Hennepin
County, Minnesota
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat
for Roehlke Addition and,
1. A final plat is approved to create one lot and one outlot for "Roehlke Addition ", in
accordance with the plans received by the City on August 13, 2012, except as amended
by this resolution.
2. There is 1 development right on Lot 1, Block 1, which will be used for the Public Works
facility and there are 13 development rights remaining on Outlot A.
3. Approval is contingent upon City Council approval of the preliminary plat.
FURTHER, that the following conditions be met prior to release of the final plat and associated
documents for recording:
The applicant shall comply with the conditions required by Elm Creek Watershed
Management Commission in their August 17, 2012 letter.
FURTHER, that the following conditions be met prior to issuance of building permits:
5. The site plan must approved by the City of Corcoran.
6. The applicant must obtain Hennepin County approval of the septic design and submit
copies of the approvals to the City. The primary and secondary septic site must be
protected during all phases of construction.
7. The applicant shall provide the approved preliminary and final plat drawings to the City in
an electronic (AutoCAD) format.
8. Lot monuments shall be installed as required by the Subdivision Ordinance.

9. All permanent wetland buffer monument signs must be erected along the wetland buffer
fine as required by Section 1050.010, Subd. 7 of the City Code.
a. Wetland signs shall be obtained from the City.
b. Wetland buffers signs must be installed at each lot line where it crosses a wetland
buffer, and where needed to indicate the contour of the buffer, with a maximum
spacing of 200 feet of wetland edge.
c. The final locations must be inspected and approved by City staff.
10. The applicant must file the final plat at Hennepin County within 2 years of the date of
approval or the approval shall expire.
11. The applicant shall provide proof of recording the final plat and resolutions at Hennepin
County,
