APPROVING PRELIMINARY PLAT FOR "ROEHLKE ADDITION" ON PROPERTY LOCATED
AT 23185 COUNTY ROAD 10 (PID 18- 119 -23 -11 -0001)
WHEREAS, the City of Corcoran has requested approval of a preliminary plat to allow
subdivision of the 139.22 -acre parcel legally described as:
The East half of the Northeast Quarter and that part of the West half of the Northeast
Quarter lying South of the North 638.8 feet thereof, Section 18, Township 919, Range 23
Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a
preliminary plat, subject to the following conditions:
1. A preliminary plat is approved, in accordance with the plans received by the City on. August
13, 2012, except as amended by this resolution.
2. There is 1 development right on Lot 1, Block 1, which will be used for the Public Works
facility and there are 13 development rights remaining on Outlot A.
3. Park dedication is not required for this public works use on Lot 1.
4. The applicant must comply with the Wetland Overlay District requirements in Section
1050.010 of the Zoning Ordinance. Wetland buffer monuments shall be installed as
required by the Zoning Ordinance. Wetland buffer signs shall be obtained at city hail.
The applicant must comply with the Shoreland Overlay District requirements in Section
1050.020 of the Zoning Ordinance. Buffer monuments shall be installed as required by the
Zoning Ordinance. Buffer signs shall be obtained at city hall.
6. Lot corner monuments shall be installed as required by the Subdivision Ordinance.
