A RESOLUTION APPROVING FINDINGS OF FACT FOR REZONING PROPERTY LOCATED
AT 23185 COUNTY ROAD 10 (PID 18- 119 -23 -11 -0001)
WHEREAS, the City of Corcoran has initiated the requested reclassification of the zoning from
Rural Residential (RR) to Public /Institutional (P -1) for the parcel legally described as:
Lot 1, Block 1, Roehlke Addition, Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing
and recommends approval, and;
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RR to
P -1
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does support the request for the
reclassification of the zoning from RR to P -1 for the 11.84 -acre parcel, based on the following
findings:
1. The rezoning is contingent upon approval of the final plat.
2. The proposed zoning is consistent with the adopted Comprehensive Plan.
The rezoning will allow development of a new public works facility on the new lot. A new
Public facility has been included in capital improvement discussions for many years and
will provide needed public works space.
4. The rezoning meets the purpose and intent of the Zoning Ordinance and, specifically,
the P -1 zoning district. The existing uses are not in conflict with applicable provisions of
the zoning ordinance.
5. There is adequate infrastructure available to serve the existing properties. The new lot
will have access off County Road 19 and will be served by private well and septic.
6. There is an adequate buffer or transition provided between potentially incompatible
districts.
