A RESOLUTION TO APPROVE A TOPOGRAPHY AND WETLAND DELINEATION
EXEMPTION FOR PROPERTY LOCATED AT 21925 OAKDALE DRIVE AND 21820
OAKDALE DRIVE (PID 04- 119 -23 -43 -0002 AND 04- 119 -23 -42 -0003)
WHEREAS, the applicant has requested an exemption from the topography and wetland
delineation requirements for a preliminary plat as allowed in Section 930.020, Subd. 6(B)2 and 3
of the Corcoran Subdivision Ordinance and the conditional use permit survey requirements in
1070.020 of the Corcoran Zoning Ordinance; and
WHEREAS, the Corcoran City Council reviewed this item at their meeting on September 27,
2012; and
NOW THEREFORE BE IT RESOLVED that the Corcoran City Council approves the topography
and wetland delineation exemption based on the following findings:
1. The 75.56 -acre property has 8 building rights remaining, The property has one single
family home on the 78.84 -acre parcel and the property is currently farmed. The other
parcel at 21820 Oakdale has an existing single family home.
2. A topographic survey and wetland delineation shall be provided for the areas not
specifically exempted, but 21925 and 21820 Oakdale shall be exempted from these
requirements.
a. The property at 21800 Oakdale Drive (PID 04- 119 -23 -42 -0002) is only 2 acres in
size and is not eligible for exemption under Section 930.020, Subd. 6(B)2 of the
City Code, which allows the City Council to waive the topography requirements
for lots greater than 3 acres. However, 21800 Oakdale Drive shall be exempted
from these requirements if the new lot is a minimum of 3 acres in size.
3. A topographic survey and wetland delineation for 21925 shall be required prior to
subdivision.
4. The two newly platted lots for the existing homes shall be required to provide shoreland
buffers, buffer setbacks and buffer monuments as required by Section 1050.020 of the
City Code. The existing farm at 21925 Oakdale shall be exempted from this requirement
until further subdivision is proposed,
5. The existing use is consistent with the City's Comprehensive Land Use Plan,
6. The use is generally consistent with the Zoning Ordinance and Subdivision Ordinance.
7. No other exemptions or variances are granted.
