HomeMy WebLinkAboutResolution 2011-59 - HKH Final PlatCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2011 -59 Motion By: Cossette Seconded By: Milbrandt December 19, 2011 APPROVING FINAL PLAT FOR "HKH DEVELOPMENT" ON PROPERTY LOCATED AT 7219 COUNTY ROAD 116 (PID 26- 119 -23 -41 -0004 AND 26- 119 -23 -41 -0023) WHEREAS, HKH Development and Custom Filtration LLC have has requested approval of a preliminary plat to allow the consolidation of two parcels legally described as: The south 225 feet of the north 500 feet of the east 500 feet of Northeast Quarter of the Southeast Quarter of Section 26, Township 119, Range 23 West of the Fifth Principal Meridian, Hennepin County, Minnesota. Together with the west 21 feet of the east 500 feet of the north 275 feet of the Northeast Quarter of the Southeast Quarter of Section 26, Township 119, Range 23, West of the Fifth Principal Meridian, Hennepin County, Minnesota. Subject to the public roadways across the northerly and easterly portions thereof. And also subject to an easement for maintenance and reconstruction of a drain field over, under and across the west 115 feet of the east 155 feet of the north 128 feet of the south 225 feet of the north 500 feet of Northeast Quarter of the Southeast Quarter of Section 26, Township 119, Range 23 West of the Fifth Principal Meridian, Hennepin County, Minnesota. BE Outlot A, Lazy South Fork, according to the recorded plat thereof as is on file and of record in the office of the County Recorder in and for Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat for HKH Development, subject to the following findings and conditions: A final plat is approved to create 1 lot for "HKH Development ", in accordance with the revised plans received by the City on October 17, 2011, except as amended by this resolution. 2. Approval is contingent upon City Council approval of the preliminary plat. 3. The applicant shall comply with all conditions of preliminary plat approval. 4. Park dedication requirements for Lot 1, Block 1 has been previously satisfied. No park dedication is due at this time. The final plans shall be revised to address all conditions of approval, 6. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic (AutoCAD) format. 7. A financial guarantee shall be provided to the City to ensure that lot monuments are installed as required per Section 960.050 of the City Code. FURTHER, that the following conditions be met prior to release of any remaining escrow balance: 8. Lot monuments shall be installed as required by the Subdivision Ordinance, 9. The applicant must file the final plat for Phase I at Hennepin County within 2 years of the date of approval or the approval shall expire. 10. The applicant shall provide the City with proof of recording the final plat and resolutions at Hennepin County.
