A RESOLUTION TO APPROVE FINDINGS OF FACT
FOR AN AMENDMENT TO THE CONDITIONAL USE PERNIIT FOR
THE CORCORAN BREAKER STATION OWNED BY GREAT RIVER ENERGY
21500 LARI�T ROAD
PID NO.27-119-23-23-0005
WHEREAS, the applicant Crreat River Energy has requested an amendment to its existing
Conditional Use Permit for the installation of a new 61-foot wood pole with an antenna
mounted on top.; and
WHEREAS, the Corcoran City Planning Commission has reviewed and approved the
Amendment to the Conditional Use Permit at a duly called Public Hearing held on
September 6,2007; and
NOW THEREFORE BE IT RESOLVED that the Corcoran City Planning Commission
does hereby adopt the following Findings of Fact
1. That the site plans approved by the Planning Commission are in compliance with
and have no effect on the Comprehensive Plan, including public facilities and
capital improvement plans.
2. The establishment, maintenance or operarion of the conditional use will promote
and enhance the general public welfaze and will not be detrimental to or endanger
the public's health, safety,morals or comfort.
3. The conditional use is not injurious to the use and enjoyment of other property in
the immediate vicinity for the purposes already permitted, nor does it substantially
diminish and impair property values within the neighborhood.
4. The establishment of a conditional use does not impede the normal and orderly
development and improvement of surrounding property uses permitted in the
district.
5. There are adequate public facilities and services available for the proposed use.
6. The conditional use conforms in all other respects to the applicable regulations of
the district in which it is located.
7. The conditional use and site glan conforms to the performance standards in the City
Code.
8. The Planning Commiccion recommended approval of the Amendment to the
Conditional Use Permit on September 6,2007.
