A RESOLUTION APPROVING THE FINAL PLAT FOR "SUGAR MAPLE FARM 2ND
ADDITION" ON PROPERTY LOCATED AT 6655 & 6645 COUNTY ROAD N019
P.I.D. No's. 31-119-23-24-0006 and 31-119-23-24-0007
WHEREAS, Vincent and Laura Velch and Larson Properties, LLC have requested approval of a
preliminary plat re-platting two existing lots on the property legally described as follows:
"Lots 2 and 3, Block 1, SUGAR MAPLE FARM, Hennepin County, Minnesota";
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request by Vincent and Laura
Velch and Larson Properties, LLC for a final plat; and
FURTHER, that the final plat shall be subject to the following findings and conditions:
l. A final plat is approved to a11ow the creation of Lots 1 and 2, Block 1, Sugar Maple Farms 2°a
Addition in accordance with the plans and application received by the City on September 28, 2007.
2. A waiver from the requirement for a topographic survey was granted on May 24, 2007.
3. That a Developers Contract will not be required for Sugar Maple Farms 2°d Addition since no public
improvements are proposed.
4. That since no additional lots are being created, that the Transportation Area Charge and Park
Dedication requirements are hereby waived.
5. The applicant must file the final plat at the Hennepin County Recorders office.
6. The action of approving this plat, creates a legal non-conforming accessory structure on Lot 2, Block 1.
