City of Corcoran County of Hennepin State ofMinnesota CITY OF CORCORAN RESOLUTION 2007-72 MOTION BY: Thomas SECONDED BY: Jacobs A RESOLUTION APPROVING THE PRELINIINARY PLAT FOR KCORCORAN WILDLIFE PRESERVE" ON PROPERTY LOCATED AT 21595 COUNTY ROAD NO.50 P.I.D.No.'s 21-119-23-44-0004 WHEREAS, Joseph and Julie Mattson have requested approval of a preliminary plat to create eleven(11)lots on the properiy legally described as follows: "That part of the Northeast Quarter of the Northeast Quarter, Section 28, Township 119, Range 23, Hennepin County, Minnesota lying North of the South 330 feet thereof. AND The Northwest Quarter of the Northeast Quarter, Section 28, Township 119, Range 23, Hennepin County, Minnesota, except that part of said Northwest Quarter of the Northeast Quarter lying Southeasterly of the following described line: Commencing at a point on the South line of said Northwest Quarter of the Northeast Quarter 260 feet Easterly of the Southwest corner of said Northwest Quarter of the Northeast Quarter, as measured along said South line; thence Northeasterly to a point on the East line of said Northwest Quarter of the Northeast Quarter 460 feet South of the Northeast corner of said Northwest Quarter as measured along the East line of said Northwest Quarter of the Northeast Quarter, and there terminating. Tha.t part of the Southeast '/4 lying South of County Road 50, except the West 462 feet thereof, Section 21,Township 119 North,Range 23,West of the 5�'Principal Meridiau." WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request by Joseph and Julie Mattson for a preliminary plat,subject to the following findings and conditions: 1. A preliminary plat is approved to a11ow the creation of Lots 1-7, Block 1 and Lots 1-4, Block 2 in accordance with the revised plans and applica.tion received by the City on May 21, 2007 and the plan revisions da.ted May 23, 2007, June 25, 2007, July 23, 2007, August 20, 2007 and August 29,2007 except as amended by this resolution. 1 1� - - 2. Pay Park Dedication fees for the ten (10) lots, subject to the pazk dedication requirements at the time of the release of the final plat for filing. Currently the"cash"donation would total$60,000. 3. Pay a Transportation Fee for Ten(10) lots. Currently the Transportation Fee is $8000 per lot and would total $80,000. The Transporta.tion Fee is subject to City Council review and approval prior to payment by the Mattson's. 4. That a credit to the Park Dedication fee, in the amount of$5,715.63, is granted to the Mattson's for donation of trail easements. 5. That the Mattson's provide perpetual trail easements for recordal as a separate document. Recordal of the easement sha11 occur concurrently with the Final Plat. 6. That the Mattson's provide temporary cul-de-sac easements for recordal as a separate document. Recordal of the easements shall occur concurrently with the Final Plat. 7. The applicant shall comply with the comment letters received from Bonestroo, the Elm Creek Water Management Commission, Hennepin County Transportation Department and the Hennepin County Human Services Department and any amendments thereto. 8. Sha11 provide an overhead street light at the new intersection to meet city specifications.
