A RESOLUTION APPROVING THE PRELIMINARY PLAT FOR��SAVOIE FIELDS" ON
PROPERTY LOCATED AT 21801 HOMESTEAD TRAIL
P.I.D. No.'s 28-119-23-43-0007
WHEREAS, Terry and Karen Savoie have requested approval of a preliminary plat to create two
(2) lots on the property legally described as follows:
"The West '/2 of the Northeast % of the Southwest '/ of the Southeast 1/ of Section 28, Township
119 North, Range 23 West of the 5�'Principal Meridian, Hennepin County, Minnesota;
and
The South %2 of the North %2 of the East '/ of the Southwest '/ of the Southeast '/ of the Southeast
'/ of Section 28, Township 119 North, Range 23 West of the Sth Principal Meridian, Hennepin
County, Minnesota;
and
The East '/z of the West %z of the Southwest '/ of the Southeast '/ of Section 28, Township 119
North, Range 23 West of the Sth Principal Meridian, Hennepin County, Minnesota"
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing and recommends approval;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request by Terry and
Karen Savoie for a preliminary plat, subject to the following findings and conditions:
l. A preliminary plat is approved to allow the creation of Lots 1 and 2, Block 1 in accordance
with the plans and application received by the City on July 23, 2007, except as amended by this
resolution.
2. Pay a Park Dedication fee for one (1) lot, subject to the park dedication requirements at the time
of the release of the final plat for filing. Currently the"cash"donation would total $6,000.
3. Pay a Transportation Fee for one (1) lot. Currently the Transportation Fee would total $8000
and is subject to City Council review and approval prior to payment by the Savoie's.
4. That the road right of way to be dedicated for Willow Drive shall be widened to 40 feet.

5. That the wetland buffer shall be increased to 15 feet minimum.
6. That the wetland in Lot 1 shall be identified on the final plat as being non-delineated.
7. That a flood elevation of 966.2 shall be shown on the preliminary plat for the wetland on Lot 1.
8. That the lowest building opening elevation for the proposed house on Lot 2 shall be a minimum
of 981.0 and shall be shown on the preliminary plat.
9. The applicant shall comply with the comment letters received from Bonestroo, the Elm Creek
Water Management Commission, and the Hennepin County Human Services Department and
any amendments thereto.
