A RESOLUTION APPROVING THE FINAL PLAT FOR KDO1vITA"ON PROPERTY
LOCATED ON P.I.D.No.30-119-23-44-0002
WHEREAS, Donita Properties L.P. have requested approval of a fmal plat to create two (2) lots
and one(1)outlot on the property legally described as follows:
"The South Half of the Southeast Quarter of Section 30, Township 119, Range 23, Hennepin
County,Minnesota, subject to roads,
Except the South 200.00 feet of the West 325.00 feet of the South Ha1f of the Southeast Quarter of
Section 30, Township 119 North,Range 23,
AND
Except that part of the South Half of the Southeast Quarter of Section 30, Township 119, Range 23,
Hennepin County, Minnesota,described as follows:
Commencing at the Southwest comer of said South Half of the Southeast Quarter; thence North
along the West line thereof a distance of 322.00 feet to the actual point of beginning of the line to be
described; thence North along the West line of said South Half of the Southeast Quarter, a distance
of 640.00 feet; thence East, parallel to the South line of said South Ha1f of the Southeast Quarter, a
distance of 940.00 feet; thence Southwesterly for a distance of 900.00 feet, more or less, to a point
on a line drawn East from the actual point of beginning and parallel to the South line of said South
Ha1f of the Southeast Quarter, a distance of 325.00 feet East of sa.id point of beginning; thence West
to the actual point of beginning,and there terminating,
AND
Except the East 326.7 feet of the West 651.7 feet of the South 200.00 feet of the Southeast Quarter
of Section 30,Township 119,Range 23,Hennepin County,Minnesota,
AND
Except the North 200.00 feet of the West 325.00 feet of the South Half of the Southeast Quarter of
Section 30, Township 119, Range 23."
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby dces approve the request by Donita
Properties,L.P. for a final plat; and

FURTHER, that the development contract for said plat sha11 be completed by the City Attorney
and that the Mayor and City Clerk are authorized to execute the development contract on behalf of
the City; and
FURTHER,that the final plat shall be subject to the following findings and conditions:
l. A final plat is approved to a11ow the creation of Lots 1 and 2, Block 1 and Outlot A in
accordance with the plans and application received by the City on August 9, 2007, except as
amended by this resolution.
2. A waiver from the requirement for a topographic survey for Outlot A was granted on April 12,
2007.
3. Outlot A will continue to be farmed and, therefore, shall be exempt from the wetland buffer,
setback and permanent monument signage requirements. When development occurs, the site
shall be subject to the wetland buffer, setback and permanent monument signage requirements
in place at that time.
4. Any future subdivision of Outlot A sha11 comply with the City's minimum lot standards in place
at that time.
5. There are five(5)building entitlements remain for future development on Outlot A.
6. All conditions of the preliminary plat must be met.
7. That a11 wetlands, ponds, creeks, etc be shown on all lots and outlots within the final plat,
pursuant to State Statute 505.02.
8. That upon review and approval by the City Attorney; the City of Corcoran and the Applicant
sha11 execute a Developers Contract covering the project.
9. That upon review and approval by the City Attorney; the City of Corcoran, the applicant and
other assflciated parties shall execute the driveway easement agreement.
10. That the driveway to be constructed in the easement shall be a minimum of 21 feet wide from
County Road 19 to the west edge of Lot 2 and then 15 feet wide to the entrance to Lot 2.
11. Prior to release of the final plat, the Developers shall satisfy the amount of the Transportation
Area Charge by submitting an in�evocable letter of credit in the amount of$16,000 to the City in
a form acceptable to the City. The letter of credit shall remain in place for a period of one-yeaz
from the da.te of submission and shall be payable at the bank issuing the letter upon presentation
by the City, whether in person or by mail, of a signed statement evincing the assessment of the
charge. All costs as.sociated with obtaining the letter of credit sha11 be paid by the Developer.
12. The applicant must file the final plat at Hennepin County
