A RESOLUTION APPROVING THE PRELIMINARY PLAT FOR"KELLYS WEST
OAKS" ON PROPERTY LOCATED ON P.I.D. No.33-119-23-13-0006
WHEREAS, Robert & Sharon Kelly have requested approval of a preliminary plat to create
two (2) lots on the property legally described as follows:
"That part of the West Half of the Northeast Quarter of Section 33, Township 119 North,
Range 23 West of the 5�Principal Meridian, described as follows: Beginning at the Southeast
corner of said West Half; thence North along the East line of said West Half a distance of
538.00 feet; thence West at right angles 450.00 feet; thence North at right angles 434.00 feet;
thence West at right angles 363.00 feet; thence North at right angles 268.00 feet; thence East
at right angles 813.00 feet to said East line of the West Half of the Northeast Quarter; thence
North along said East line to a point distant 1509.80 feet North, as measured along said East
line, from the Southeast corner of said West Half; thence West at right angles to an
intersection with the West line of said West Half of the Northeast Quarter; thence South along
said West line to the South line of said West Half of the Northeast Quarter; thence East along
said South line to the point of beginning, EXCEPT the South 132.00 feet of the East 165.00
feet of said West Half."
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF CORCORAN, MINNESOTA, that it should and hereby does approve the request by
Robert & Sharon Kelly for a preliminary plat, subject to the following findings and
conditions:
1. A preliminary plat is approved to allow the creation of Lots 1 and 2, Block 1 accordance
with the plans and application received by the City on May 18, 2007, except as amended
by this resolution.
2. Pay Park Dedication fees for the two (2) lots, subject to the park dedication requirements at
the time of the release of the final plat for filing. Currently the"cash"donation would total
$6,000.
3. Pay a Transportation Charge for the one (1) new lot, at the time of the release of the final �
plat for filing. Currently the Transportation Charge would total $8,000.

4. The applicant shall comply with the recommendations cited in the May 30, 2007,
Memorandum to the Planning Commission and comment letters received from Bonestroo,
the Elm Creek Water Management Commission, Hennepin County Transportation
Department and the Hennepin County Human Services Department and any amendments
thereto.
5. That one(1)building entitlement remains for future development on Lot 2.
