A RESOLUTION TO APPROVE A TOPOGR�PHY A�'�D WETLAIYD `�"AI��R
FOR PLATTING OF PROPERTY AT 66�5 & 6645 COLTNTY RO�D 19
WHEREAS, the applicant, Vince and Laura Velch and Larson Properties, LLC, have requested a
waiver from the topography requirements for a preliminary plat as allowed in Section 930.020,
Subd. 6(B)2 of the Corcoran Subdivision Ordinance; and
�VHEREAS, the Corcoran City Council reviewed this item at their meeting on May 24, 2007; and
NOW THEREFORE BE IT RESOLV�D that the Corcoran City Council does hereby approve
the topography and wetland waiver for the property located west of Hennepin County Road 19,
identified as parcel numbers 31-119-23-�-24-0006 and 31-119-23-�-24-0007 based upon the
following findings;
1. No new lots are being created and each parcel has an existing house on the lot.
2. The intent of the proposed subdivision is to remo��e 5.3 acres from one parcel and add it
to the other one.No new houses will be constructed.
3. The e�cisting use is consistent with the City's Comprehensive Land Use Plan.
4. The use is generally consistent with the Zoning Ordinance and Subdivision Ordinance.
5. No other waivers are granted.
6. By granting the topojraphy and wetland waiver it in no manner grants or implies
approval of the proposed plat.
