A RESOLUTION T4 APPROVE A TOPOGRAPHY AND WETLAND WAIVER
FOR PLATTING OF PROPERTY�N PARCEL 3a-119-23-44-0002
WHEREAS, the applicant,Donita Properties LP ET AL and Donald&Rita Pouliot, has requested
a waiver from the topography requirements for a preliminary plat as allowed in Section 930.020,
Subd. 6(B)2 of the Corcoran Subdivision Ordinance;and
WHEREAS, the Corcoran City Council reviewed this item at their meeting on April 12,2007;and
NOW THEREFORE BE IT RFSOLVED that the Corcoran City Council does hereby approve
the topagraghy waiver for the property located east of Hennepin County Road No.19, identified as
parcei number 30-119-23-44-0(}02 based upon the following findings;
1. The property containing 66.75 acres, located easi of Hennepin County Road No.19 is not
planned for development at this time and will continue to be fazmed.
2. A fulI topographic survey and wetland delineation of the remainder of the parcel will be
required if additional development or subdivision is proposed on that parcel.
3. The intent of the proposed subdivision is to create two single family lots on the property'.
4. The existing use is consistent with the City's Comprehensive Land Use Plan.
5. The use is generally consistent with the Zoning Ordinance and Subdivision Ordinance.
6. No other waivers are granted.
7. By granting the topography waiver it in no rnanner grants or implies approval of the
proposed piat.
