RESOLUTION 2006-45
APPROVING A COMPREHENSIVE PLAN AMENDMENT FOR PROPERTY
LOCATED AT 22733 WAGON WHEEL LANE
WHEREAS, the United Properties has requested a land use guide plan
amendment to change the 1-acre parcel at 22733 Wagon Wheel Trail from
Existing Residential to Business Park/Light Industrial. The property is legally
described as:
That part of E 133 79/100 Ft of W 901 96/100 Ft of N 757 Ft of SE 1/4 of SW
1/4 lying sly of road.
WHEREAS, the Planning Commission has reviewed the land use guide plan
amendment at a duly called Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CtTY OF CORCORAN, MINNESOTA, that it should and hereby does
approve the request for a comprehensive plan amendment for the above
referenced parcel, based on the following findings and subject to the following
conditions:
1. The property is located within the urban service area where municipal
sewer and water are available.
2. The Land Use Map was created with general areas of land use and did
not necessarily reflect exact dimensions of the land use categories.
3. There is adequate Existing Residential designated land remaining in other
areas to meet the needs of the City.
4. Surrounding land uses are either compatible or will be buffered
adequately.
5. There is adequate public infrastructure planned to serve the site.
6. Approval of the amendment would have no negative fiscal impact upon
the City.
