HomeMy WebLinkAboutResolution 2009-08 Ess Additon Final PlatCITY OF CORCORAN RESOLUTION 2009-08 Motion By: Ron Thomas Seconded By: Chris Hudok APPROVING FINAL PLAT FOR "ESS ADDITITION" FOR PROPERTY LOCATED AT THE NORTHWEST QUADRANT OF THE INTERSECTION OF HIGHWAY 55 AND PIONEER TRAIL WHEREAS, Troy and Thomas Ess have requested approval of a final plat to allow subdivision of the existing 69.42-acre parcel into 2 lots and one outlot on property legally described in Appendix A. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request by Troy and Thomas Ess for a final plat for Ess Addition and, FURTHER, that the following conditions be met prior to release of the final plat for recording with the County: 1. A final plat is approved to create 2 lots and accordance with the revised plans received by except as amended by this resolution. 2 outlots for Ess Addition, in the City on January 23, 2009, 2. Approval is contingent upon City Council approval of the preliminary plat. 3. The developer shall comply with all conditions of preliminary plat approval. 4. The final plat shall be revised to address all conditions of approval. 5. The applicant shall provide the approved preliminary and final plat drawings to the City in an electronic format. 6. A financial guarantee shall be provided to the City to ensure that monuments and wetland buffer monument signs are installed as required per Section 960.050 of the City Code. FURTHER, that the following conditions be met: 7. The extension of sanitary sewer and municipal water is required prior to any additional development of the site. 8. Park dedication requirements for Lot 1, Block 1 and Lot 1, Block 2 have been previously satisfied. No park dedication is due at that time. However, future subdivision of these parcels and future platting of Outlot A shall be subject to the park dedication policy in effect at the time. Resolution 2009- Page 2 9. All permanent wetland buffer monument signs must be erected along the wetland buffer line as required by Section 1050.010, Subd. 7 of the City Code. The final locations must be inspected and approved by City staff. 10. Monuments shall be installed as required by the Subdivision Ordinance. A financial guarantee shall be required to ensure installation per city requirements 11. The applicant must file the final years of the date of approval or the approval shall at Hennepin County within 2 expire. 12. The applicant shall provide proof of recording the final plat, resolutions and revised driveway easement at Hennepin County. ADOPTED by the City Council this 26th day of February 2009.
