A RESOLUTION TO APPROVE A TOPOGRAPHY AND WETLAND DELINEATION
WAIVER FOR PLATTING OF THE LAZER PROPERTY (PID 15-119-23-13-0003)
WHEREAS, the applicant has requested a waive
delineation requirements for a preliminary plat as
6(B)2 and 3 of the Corcoran Subdivision Ordinance;

WHEREAS, the Corcoran City Council reviewed this item at their meeting on May 28,
2009; and
NOW THEREFORE BE IT RESOLVED that the Corcoran City Council a
topography waiver based on the following findings.

2. The property is being subdivided to settle the estate of Louis S. Lazar and no
new development is proposed at this time. The property is currently farmed.
3. Both proposed lots/outlots would be at least 47 acres each.
4. A topographic survey and wetland delineation shall be required prior to issuance
of a building permit if needed to ensure a buildable homeslte.
5. A topographic survey and wetland delineation shall be required prior to further
subdivision.
6. The applicant is not proposing any development at this time; therefore, well and
septic design and location is not required as part of the preliminary plat
application. Well and septic information shall be required prior to issuance of a
building permit.
7. The applicant must submit all other items as required for preliminary plat
approval.
8. The existing use is consistent with the City's Comprehensive Land Use Plan.
9. The use is generally consistent with the Zoning Ordinance and Subdivision
Ordinance.
10. No other waivers or variances are granted.

11. By granting the topography waiver in no manner grants or in approval of
any plat.
