A RESOLUTION APPROVING FINDINGS OF FACT FOR REZONING FOR
CORCORAN LIONS AND CORCORAN LIONS FOUNDATION FOR PROPERTY
LOCATED WEST OF COUNTY ROAD 101 AND SOUTH OF COUNTY ROAD 10 (PID
25-119-2341-0001 AND 25-119-2344-0005)
WHEREAS, the Corcoran Lions and the Corcoran Lions Foundation have requested
reclassification of the zoning from Agriculture (A) and Public/Institutional (Pd) to PUD
(planned unit development) fora 36.12-acre parcel, legally described as follows:
All that part of the east half of the northeast quarter of the southeast quarter of
Section 25, Township 119 North, Range 23 West of the Fifth Principal Meridian,
lying south of the Minneapolis and Monticello Road
And
That part of the east half of the southeast quarter of the southeast quarter of
Section 25, Township 119 North, Range 23 West of the Fifth Principal Meridian,
lying north of the south 200 feet thereof

WHEREAS, the Planning Commission has reviewed the request at a duly called Public
Hearing and recommends approval, and;
WHEREAS,
from A and P
the City Council has adopted an ordinance rezoning the affected parcel
-I to PUD;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF CORCORAN, MINNESOTA, that it should and hereby does support the
request by the Corcoran Lions and the
Corcoran Lions Foundation for the
reclassification of the zoning from A and P-I to PUD for the 36.12-acre property, based
on the following findings:
1. The existing and proposed uses are not in conflict with the Comprehensive Plan.
2. The uses are not in conflict with the intent of the underlying zoning district.
3. The existing and proposed uses and development are not in conflict with
applicable provisions of the zoning ordinance.
4. The development will not create an excessive burden on parks, schools, streets
or other public facilities and utilities. In fact, Lions Park offers
recreational/entertainment opportunities for the entire community.
5. The development will not have an undue and adverse impact on the reasonable
enjoyment of the neighborhood property. Lions Park has been in operation for
years and will continue to operate in a similar manner.

7. Approval of the rezoning to PUD is contingent upon approval of the preliminary
PUD Plan and Final PUD Plan.
