WHEREAS, the City of Corcoran has initiated the requested reclassification of the zoning from Planned Unit Development (PUD) to Single Family Residential (R-1) for the 5 properties totaling 216.78-acres and legally described as follows: The southeast quarter of the northwest quarter of Section 36, Township 119, Range 23, Hennepin County, Minnesota (Laurent Property). Commitment No. 21502 The southwest quarter of the southeast quarfier of Section 36, Township 119, Range 23, Hennepin County, Minnesota (Larson property). Commitment No. 21609 The north half of the southeast quarter of Section 36, Township 119, Ran Hennepin County, Minnesota (Ebert property). Commitment 1`40. 21610 ge 23, The North 215.48 feet of the south 685.68 feet of the Easfi 547.53 feet of the north half of the southeast quarter of Section 36, Township 119, Range 23 except the road, Hennepin County, Minnesota (Ebert property) Lot 1, Elock 1, Farrell 2nd Addition, Hennepin County, Minn ta (Haley WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing and recommends approval, and; WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from PUD to R-1; NOW, THEREFORE, BE IT HERESY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does support the request for the reclassification of the zoning from PUD to R-1 for the 216.78-acre property, based on the following findings: 1. The "Hedgestone" PUD approvals have expired and the rezoning would simply return the properties to the original zoning district that was applied prior t0 the "Hedgestone" development request. 2. The proposed zoning is consistent with the adopted Comprehensive Plan. Resolution 2009-40 Page 2 3. The rezoning meets the purpose and intent of the Zoning ®rdinance and, specifically, the R-1 zoning district. 4. The existing uses are not in conflict with applicable provisions of the zoning ordinance. 5. There is adequate infrastructure available to serve the existing properties. The properties are located in the MUSA where municipal sewer and water is planned in the future to serve the properties and provide the potential for subdivision and development consistent with the R-1 zoning. 6. There is an adequate buffer or transition provided between potentially incompatible districts.
