A RESOLUTION APPROVING THE FINAL PLAT FOR

"BECHTOLD FAMILY ACRESON PROPERTY LOCATED ON BECHTOLD ROAD
P.I.D. No. 08-119-23-11-0005
WHEREAS, Arnold and Mary Bechtold have requested approval of a final plat to create one (1) lot
and one (1) outlot on the property legally described as follows:
"That part of the North Half of the Northeast Quarter of Section 8, Township 119, Range 23,
I-Jennepin County, Minnesota, that lies East of the West 907.70 feet thereof, except the East 660.00
Feet of the North 330.00 feet thereof."
and,
WHEREAS, The preliminary plat was approved October 23, 2008 via Resolution 2008-40, and,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNF.SOTA, that it should and hereby does approve the request by Arnold and
Mary Bechtold for a final plat; and
FURTHER, that the development contract for said plat shall be completed by the City Attorney
and that the Mayor and City Clerk are authorized to execute the development contract on behalf of
the City; and
FURTHER, that the final plat shall be subject to the following findings and conditions:
1. The name of the final plat shall be "Bechtold Family Acres".
2. The final plat is approved to allow for the creation of Lot 1, Block 1 and Outlot A in
accordance with the application and plans received by the City, dated July 23, 2008 except
as amended by this resolution.
3. ; or the City of Corcoran amends the City Code to Until such time as Bechtold Road is paved
allow further development on a gravel road; or Outlot A is combined with the 78.96-acres
owned by the Bechtold's located north of it (PID #05419-2344-0001); Outlot A shall have
Zero (0) building rights remaining and further subdivision shall not be allowed.

Prior to release of the final plat by the City, Arnold and Mary Bechtold shall provide the
City with an executed trail easement on the form provided by the City, fora 20 foot wide by

6. A Developers Agreement is not required for this project, because no public improvements
are being installed.
7. The applicant must file the final plat and the trail easement at the Hennepin County
Recorders office by April 23, 2009. Prior to the City issuing any building permits, the
applicant shall provide the City with proof of recording of these documents with Hennepin
County.
