A RESOLUTION APPROVING THE PRELIMINARY PLAT FOR
"BECHTOLD FAMILY ACRES" ON PROPERTY LOCATED ON BECHTOLD ROAD
P.I.D. No. 08-119-23-11-0005
WHEREAS, Arnold and Mary Bechtold have requested approval of a preliminary plat to create
one (1) lot and one (1) outlot on the property legally described as follows:
"That part of the North Half of the Northeast Quarter of Section 8, Township 119, Range 23,
Hennepin County, Minnesota, that lies East of the West 907.70 feet thereof, except the East 660.00
feet of the North 330.00 feet thereof."
��VHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing on October 2, 200$ and recommends approval;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MIINNESOTA, that it should and hereby does approve the request by Arnold and
Mary Bechtold for a preliminary plat, subject to the following findings and conditions:
1. The name of the preliminary plat shall be changed from "Bechtold Family Estates" to
"Bechtold riumly Acres".
2. The preliminary plat is approved to allow the creation of Lot 1, Block 1 and Outlot A in
accordance with the plans and application received by the City and dated July 23, 2008
except as amended by this resolution.
3. Until such time as Bechtold Road is paved; or the City of Corcoran amends the City Code to
allow further development on a gravel road; or Outlot A is combined. with the 78.96-acres
owneA by the Bechtold's located north of it Mn #OS-119-23-44-0001); Outlot A shall have
Zero (0) building rights remaining and further subdivision shall not be allowed.
4. The Park Dedication requirements shall be met by the donation of a 20 foot wide by 12$7
feet long (25,740 square feet) trail easement on the adjacent 80-acre parcel (PID No. 05-
119-23 -44-0001). The donation of the trail easement shall satisfy the park dedication
requirements for Lot 1, Block 1, Bechtold Family Acres only.
5 . A driveway culvert shall be installed for Lot 1, Block 1. Culvert size, type, location and
purchase shall be coordinated with the City Public Works staff. Drainage calculations shall
be submitted to the City Engineer to verify the sizing of the culvert.
5. The applicant shall comply with the comment letters received from Bonestroo, the Elm
Creek Water Management Commission, Gartner Engineerin
Human Services Department and any amendments thereto.
