A RESOLUTION APPROVING THE PRELIMINARY PLAT FOR
"BECHTOLD FAMILY ESTATES" ON PROPERTY LOCATED ON BECHTOLD ROAD
P.I.D. No.'s 08-119-23-11-0005
WHEREAS, Mr. William Bryant has requested approval of a preliminary plat to create one (1) lot
and one (1) outlot on the property legally described as follows:
"That part of the North Half of the Northeast Quarter of Section 8, Township 119, Range 23,
Hennepin County, Minnesota, that lies East of the West 907.70 feet thereof, except the East 660.00
feet of the North 330.00 feet thereof."
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing on January 3, 2008 and recommends approval;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, IVIE NESOTA, that it should and hereby does approve the request by Mr. William
Bryant for a preliminary plat, subject to the following findings and conditions:
1. A preliminary plat is approved to allow the creation of Lot 1, Block 1 and C'utlot A in
accordance with the plans and application received by the City on November 19, 2007 except as
amended by this resolution.
2. At the Applicants option, the Park Dedication requirements may be met by either a "cash"
donation totaling $6000.00 or donation of a 20 foot wide by 1867 feet long trail easement on the
adjacent 80-acre parcel (PID No. 05419-2344®0001). The cash donation or trail easement shall
satisfy the park dedication requirements for Lot 1, Block 1, Bechtold Family Estates only. The
cost of surveying the easement and preparation of the legal description and quit claim deed shall
be at the applicant's expense.
3. Pay a Transportation Fee for one (1) lot. Currently the Transportation Fee would total $8000.
The Transportation Fee is subject to City Council review and approval prior to payment by the
applicant.
4. A driveway culvert shall be installed for Lot 1, Block 1. Culvert size, type, location and
purchase shall be coordinated with the City Public Works staff. Drainage calculations shall be
submitted to the City Engineer to verify the sizing of the culvert.

5. The applicant shalt comply with the comment letters received from Bonestroo, the Elm Creek
Water Management Commission, and the Hennepin County Human Services Department and
any amendments thereto.
