APPROVING FINAL PLAT FOR “TRIDEN RIDGE ESTATES SECOND ADDITION” FOR
PROPERTY AT 23425 COUNTY ROAD 117 (PID 06-119-23-11-0006)
WHEREAS, Janice Pouliot (“the applicant”) has requested approval of a final plat to allow
subdivision of a 56.46-acre parcel legally described as:
Outlot A, Triden Ridge Estates, Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public
Hearing and recommended approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat
for Triden Ridge Estates Second Addition and,
1.A final plat is approved, in accordance with the application materials and plans received
by the City on August 19, 2013, revisions received August 21, 2013 August 29, 2013
and September 16, 2013, except as amended by this resolution.
2.There is 1 development right remaining on Outlot A and zero building rights remaining
on Lot 1, Triden Ridge Estates Second Addition.
3.Approval is contingent upon City Council approval of the preliminary plat.
FURTHER, that the following conditions be met prior to release of the final plat and associated
documents for recording:
4.Pay park dedication fees for the one new lot (Lot 1, Block 1), subject to the park
dedication fees in place at the time the mylars are released for recording.
5.Park dedication for Outlot A shall be due when Outlot A, Triden Ridge Estates Second
Addition is final platted as a lot.
FURTHER, that the following conditions be met prior to issuance of a building permit:
6.Record the approving resolutions and associated documents at Hennepin County and
provide proof of recording to the City.
7.The applicant shall provide proof of recording the final plat and related documents at
Hennepin County.
8.The applicant shall provide the approved preliminary and final plat drawings to the City in
an electronic (AutoCAD) format.

FURTHER, that the following conditions be met prior to release of remaining escrow:
9.Lot corner monuments shall be installed as required by the Subdivision Ordinance. A
financial guarantee shall be required to ensure installation per city requirements.
10.Wetland buffer monument signs must be purchased from the city and installed as shown
on the plans.
11.The applicant must file the final plat at Hennepin County within 2 years of the date of
approval or the approval shall expire.
