A RESOLUTION TO APPROVE A FINAL PLAT FOR "HOPE PLACE SECOND ADDITION"
AT 19951 OSWALD FARM ROAD (PID 11 A 19-23=14-0004) (CITY FILE NO. 22-057)
WHEREAS, the City of Corcoran and Hope Ministries International Inc. have requested approval of
a final plat to allow for the subdivision of the property legally described as:
Lot 1, Block 2, HOPE PLACE, Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed the plan at a public meeting and recommends
approval, and,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CIT OF CORCORAN,
MINNESOTA, that it should and hereby does approve the request for a final plat, subject to the
following conditions.
1. A final plat is approved, in accordance with the plans received by the City on August 19,
2022, and additional materials received on September b, 2022, September 19, 2022
September 27, 2022, and September 28, 2022, except as amended bythis resolution.
2. Development is subject to all conditions of the Water Tower preliminary plat, site plan and
variances (Resolutions (2022-122 and 2022-124).
3. The applicant must file the final plat at Hennepin County within 2 years of the date of
approval or the approval shall expire.
4. Prior to issuance of building permits, the applicantshall:
a. Record the approving resolutions and associated documents at Hennepin County
and provide proof of recording to the City.
b. Lot corner monuments shall be installed as required by the Subdivision Ordinance.
5. Any request for the City to inspect the required landscaping in order to reduce financial
guarantees must be accompanied by recertification/verification of field inspection by the
project Landscape Architect. A letter signed by the project Landscape Architect verifying
plantings have been correctly installed in compliance with the plans and specifications will
suffice.
