HomeMy WebLinkAboutResolution 2022-119 Corcoran Farms Industrial Park Preliminary PlatCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NU. 2022-119 Motion By: McKee Seconded By: Nichols December 8, 2022 APPROVING FINDINGS OF FACT FOR REZONING FOR THE PROPERY LOCATED AT 20130 LARKIN ROAD (PID 26-119-23-13-0006) (CITY FILE NO. 22-044) WHEREAS, JMMK, LLC (the "applicant") has requested approval to rezone 70.36 acres legally described as follows: See Attachment A WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing, and; WHEREAS, the City Counc Industrial (I-1) to Planned U it has adopted an ordinance rezoning the affected parcels from Light nit Development (PUD); NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does support the request for the reclassification of the property, based on the following findings and conditions: 1. The planned unit development is not in conflict with the Comprehensive Plan. The proposed development is guided for industrial development as proposed. The plan incorporates the extension of municipal sewer and water, the construction of an off -road trail (Diamond Lake Regional Trail), provide development as anticipated. s street connections through the 2. The planned development is feasible without dependence upon any other subsequent phase. However, the project will be phased generally from south to north. The developer indicates that they expect the development to be completed by 2028. 5. The planned development will not create an excessive burden on parks, schools, streets and other public facilities and utilities which serve or are proposed to serve the planned development. The quality of the building and site design proposed by the PUD plan shall substantially enhance the aesthetics of the site, shall demonstrate higher standards, more efficient and effective uses of streets, utilities and public facilities, it shall maintain and enhance any natural resources within the development, and create a public benefit that is greater than what would be achieved through the strict application of the primary zoning regulations. The developer will meet the Comprehensive Plan infrastructure.
