APPROVING FINAL PLANNED UNIT DEVELOPMENT (PUD1 PLAN FOR "TAVERA 4r"
ADDITION" FOR LENNAR (PID 35-119-23-12-0003 AND 35-119-23
(CITY FILE NO. 22-028)
-11-0002)
WHEREAS, US Home, LLC, a Delaware Corporation dba Lennar (the "applicant") has requested
approval of a final PUD (planned unit development) plan for "Tavera 4t" Addition" for 80 single
family lots, 42 twinhome lots and 11 outlots on the property legal described as:

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final PUD
pIan for Tavera 4t" Addition, subject to the following conditions:
1. A final PUD plan is approved to create 80 single family lots, 42 twinhome lots and 11
outlots for "Tavera 411, Addition", in accordance with the plans and application received
by the City on April 20, 2022 and additional information received on April 25, 2022, May

7. The HOA shall be responsible for the maintenance of:
a. Landscaping and any irrigation in the common areas.
b. Wetland and pond buffer areas.
c. Sidewalks.
d. All common areas, including signage, lighting and landscaping in those areas.
8. PUD flexibility is granted to establish the following lot standards for this development:

shown on the 2030 Roadway Functional Classification map in the 2030 Comprehensive Plan. (reduction from 100

**Minimum separation between structures on adjacent parcels shall be 15 feet.

FURTHER, prior to the release of the final plat for recording:

12. Plans shall be revised to provide wetland buffer monuments at each lot line where it
crosses a wetland buffer and where needed to indicate the contour of the buffer with a
maximum spacing of 200 feet along the wetland edge. A wetland buffer monument
exhibit dated July 18, 2022 delineates the correct locations for wetland buffer
monuments.

Upgrades Exhibit, the following lots are subject to this standard:

d. Lots 1 and 6, Block 4
e. Lots 1 through 10, Block 5
f. Lots 1 through 7, Block 6
g. Lots 17 2 and 13, Block 7
h. Lots 1, 61 22, 27 and 36, Block 8
18. All permanent wetland buffer monument signs must be erected along the wetland buffer
line as required by Section 1050.010, Subd. 7 of the Zoning Ordinance.
a. Wetland signs shall be purchased from the City.
b. The final location of wetland signs must be inspected and approved by City staff.
c. Monument signs shall be installed prior to approval of building permit.
19. Barricades and signage indicating future extension shall be installed, consistent with
Section 945.010, Subd. 19 of the Subdivision Ordinance
20. Trees must be planted prior to issuance of certificate of occupancy for the adjacent
home.
21. The plans shall show centralized mailbox locations. These mailbox locations shall be
approved by the US Postal Service and proof of the approved locations provided to the
City.
FURTHER, that the following conditions must be met prior to release of remaining escrow:
22. Any request for the City to inspect the required landscaping in order to reduce financial
guarantees must be accompanied by recertification/verification of field inspection by the
project Landscape Architect. A letter signed by the project Landscape Architect verifying
plantings (including wetland and pond buffers) have been correctly installed in compliance
with the plans and specifications will suffice.
