HomeMy WebLinkAboutResolution 2022-87 Approving Final Plat for Tavera 4thCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2022-87 Motion By: Bottema Seconded By: Vehrenkamp July 261 2022 APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR "TAVERA 4TH ADDITION" FOR LENNAR (PID 35-119-23-12-0003 AND 35-119-23-11-0002) (CITY FILE NO. 22-028) WHEREAS, US Home, LLC, a Delaware Corporation dba Lennar (the "applicant") has requested approval of a final plat for "Tavera 4t" Addition" for 80 single family lots, 42 twinhome lots and 11 outlots on the property legal described as: See Attachment A FURTHER, that the development contract for said plat shall be completed by City staff and the Mayor and City Administrator be authorized to execute the development contract on behalf of the City, and NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat for Tavera 4t" Addition, subject to the following conditions: 1. A final plat is approved to create 80 single family lots, 42 twinhome lots and 11 outlots for "Tavera 4t" Addition in accordance with the plans and application received by the City on April 20, 2022 and additional information received on April 25, 2022, May 10, 2022, May 26, 2022, June 3, 2022, June 30, 2022 and July 15, 2022, except as amended by this resolution. 2. Approval is contingent upon City Council approval of the final PUD plan (Resolution 2022- 86) and is subject to all conditions. 3. Development is subject to all conditions of the "Tavera" preliminary plat and preliminary PUD plan approvals (Resolutions 2020-50 and 2020-51), except as modified by the PUD amendment (Resolution 2021-86). 4. The developer must submit a final plat for each future phase of development. No approvals are granted at this time for phases of development. 5. The applicant shall comply with all requirements of the City Engineer's memo dated July 21, 2022. FUTHER, prior to the release of the final plat for recording: 6. The City may choose to construct the trail at a future date. The trail south of Outlot E shall be constructed as previously approved to connect to Tamarack at Gleason Parkway; however, the mid -block crossing shown on Figure 2 shall be constructed as by Lennar. iv. Lot and corner monuments shall be installed as required by the Subdivision Ordinance. A financial guarantee shall be required to ensure installations per City requirements. 15. Wetland buffer monument signs must be installed as required by Section 1050.010 of fihe Zoning Ordinance. FURTHER, that the following conditions must be met prior to release of remaining escrow: 16. Any request for the City to inspect the required landscaping in order to reduce financial guarantees must be accompanied by recertification/verification of field inspection by the project Landscape Architect. A letter signed by the project Landscape Architect verifying plantings (including wetland and pond buffers) have been correctly installed in compliance with the plans and specifications will suffice.
