APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR "WALCOTT GLEN" ON
THE PROPERTIES LOCATED AT THE NORTHWEST CORNER OF HACKAMORE ROAD
AND COUNTY ROAD 101 ((PIDS 36-119-23-44-0013, 36-119-23-44-0009, 36-119-23- 44-
0008, 36A 19-23-44-0010, 36A 19-23-44-0014, 36A 19-23-44-0031, 36-119-23-44-00241 36-
119-23-44-0033 AND 36A 19-2344-0030) (CITY FILE NO. 22-036)
WHEREAS, Pulte Homes of Minnesota, LLC (the "applicant") has requested approval of a final plat
for "Walcott Glen" for 44 single family lots, 85 townhome lots and four outlots on the property
legally described as:

FURTHER, that the development contract for said plat shall be complete

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for final plat
approval for Walcott Glen, subject to the following conditions:
1. A final plat is approved to create 44 single family lots, 85 townhome lots and four outlots
for "Walcott Glen in accordance with the application and plans received by the City on
June 10, 2022 and additional information received on June 27, 2022, July 77 2022 and
July 15, 2022, except as amended by this resolution.
2. Approval is contingent upon City Council approval of the final PUD plan (Resolution
2022-97) and is subject to all conditions.
3. Development is subject to all conditions of the Walcott Glen preliminary plat and
preliminary PUD plan approvals (Resolutions 2022-64 and 2022-65).
4. The applicant shall comply with all requirements of the City Engineer's memo dated July
29, 2022.
FURTHER, prior to the release of the final plat for recording:
5. The development contract must be executed by the developer and the City and must be
filed with the final plat.
6. The financial guarantee and fees required by the development contract must be paid.
7. Park dedication shall be cash -in -lieu of land. The final park dedication amount will be
based on the fee schedule in place at the time the final plat is release for filing.

FURTHER, that the following conditions must be met prior to issuance of building permits:
8. All permanent wetland buffer signs must be erected along the wetland buffer line as
required by Section 1050.010, Subd. 7 of the Zoning Ordinance.
a. The final locations must be approved by City staff.
b. Wetland signs must be purchased from the City.
c. Monuments and signs shall be installed prior to approval of building permits.
d. The installation of the wetland monument buffer signs according to the approved
plan must be certified by a registered land surveyor.
e. Wetland buffer planting shall be seeded with MnDOT 43-261 or 35-241 seed mix.
f. Where buffer areas are not vegetated or have been disturbed within the last 10
years, such buffer areas shall be replanted and maintained according to the
standards in Section 1050.010 Subd. 8(c) of the Zoning Ordinance.
9. The applicant must file the final plat at Hennepin County within 2 years of the date of
approval or the approval shall expire.
10. The following documents must be approved by the City Attorney and recorded at
Hennepin County with the final plat:
a. Development Contract
b. Stormwater Maintenance Agreement
c. Trail Easement for County Road 101
d.
Connection
11. Record the approving resolutions and associated documents at Hennepin County and
provide proof of recording to the City.
FURTHER, that the following conditions must be met prior to the release of remaining escrow:
12. Lot corner monuments shall be installed as required by the Subdivision Ordinance.
13. Any request for the City to inspect the required landscaping in order to reduce financial
guarantees must be accompanied by recertification/verification of field inspection by the
project Landscape Architect. A letter signed by the project Landscape Architect verifying
plantings (including wetland and pond buffers) have been correctly installed in
compliance with the plans and specifications will suffice.
