HomeMy WebLinkAboutResolution 2022-97 Approving Final PUD for Walcott Glen at the NW Corner of Hackamore Road and Co Road 101City of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2022-97 Motion youottema Seconded By: Schultz August 25, 2022 APPROVING FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR "WALCOTT GLEN" ON THE PROPERTIES LOCATED AT THE NORTHWEST CORNER OF HACKAMORE ROAD AND COUNTY ROAD 101 ((PIDS 36-119-23-44-0013, 36-119-23-44- 0009, 36-119-23- 44-00083 36-119-2344-00101 36A 19-2344-00141 36A 19-2344-0031, 36- 119-2344-0024, 36- 119-23-44-0033 AND 36-119-2344-0030) (CITY FILE NO. 22-036) WHEREAS, Pulte Homes of Minnesota, LLC (the "applicant") has requested approval of a final planned unit development (PUD) plan for "Walcott Glen" for 44 single family lots, 85 townhome lots and four outlots on the property legally described as: See Attachment A NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for fin al PUD 1. A final PUD development plan is approved to create 44 single family lots, 85 townhome lots and four outlots for "Walcott Glen in accordance with the application and plans received by the City on June 10, 2022 and additional information received on June 27, 2022, July 7, 2022 and July 15, 2022, except as amended by this resolution. 2. Approval is subject to the preliminary approvals (Resolutions 2022-64 and 2022-65). 3. Approval is contingent upon City Council approval of the final plat (Resolution 2022-98). 4. The applicant shall comply with all requirements of the City Engineer's memo dated July 29, 2022. 5. All utility facilities shall be located undergroundo 6. Lawn sprinklers/irrigation systems shall have rain sensors to limit unnecessary watering. 7. The ho a. b. meowners association (HOA) shall be responsible for the maintenance of: Landscaping and irrigation in the common areas. Wetland and pond buffer areas. S 8. Section 1050.010 requires a 15-foot wetland buffer structure setback but allows patios and decks to encroach a maximum of 6 feet into required structure setback. 9. All garages must have a minimum 22-foot wide parking area between the garage and right-of-way or private drive that does not overlap into sidewalks, drives or streets. 10. Off -site improvements for Hackamore Road shall be constructed with this development. PUD Flexibility is granted to establish the following lot standards for this development: a. Townhome garage width and size requirements. Townhome garages shall be a minimum 19 feet and three inches wide (19 ) -Y) and 419 sq. ft. in area. b. Lot width and area standards for single family homes. c. ConditionResolution 2022-64 is modified as follows: a. Plans must be revised to show a 20 ft. concrete apron at the entrance to private drives from public streets. Equal architectural treatment is required on elevations of a home that face a public right- of-way or park at the locations shown on the "Revised Architectural Upgrades Exhibit" dated August 23, 2022. Lots subject to this standard include: a. Lot 1, Block 1, b. Lots 1 and 2, Block 7, c. Lots 1, 77 81 9 10, 11, 12, 13 and 14, Block 190 and d. Lot 6, Block 20. 18. Any request for the City to inspect the required landscaping in order to reduce financial guarantees must be accompanied by recertification/verification of field inspection by the project Landscape Architect. A letter signed by the project Landscape Architect verifying plantings (including wetland and pond buffers) have been correctly installed in compliance with the plans and specifications will suffice.
