APPROVING PLANNED UNIT DEVELOPMENT (PUD) PLAN AMENDMENT FOR "RAVINIA
13T" ADDITION" FOR US HOME, LLC (PID 36-119-23-21-0012) (CITY FILE NO. 2022-37)
WHEREAS, US Home, LLC (the "applicant") requested approval of a planned unit development
(PUD) amendment for "Ravinia 13th Addition" on the property legally described as:
Lot 5, Block 7, Ravinia 13t" Addition, Hennepin County, Minnesota.
WHEREAS, the request to modify the approvals to
the east property line of 6795 Black Oak Lane that

NOW, THEREFORE, BE IT RESOLVE® BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request, subject to the
following conditions:
1. A PUD amendment is approved as requested by the applicant by the June 21, 2022 letter,
except as amended by this resolution.
2. The conditions in Resolution 2013-61

3. The conditions in Resolution 2019-54 approving the final PUD plan for Ravinia 13tn
Addition shall remain in place except as modified by this resolution.
4. One fence shall be allowed on 6795 Black Oak Lane that extends into the building
setback and Black Oak Lane right-of-way, subject to the following:
a. The fence may be no taller than six feet.
b. The fence must match the fence along the boulder wall in the 12th Addition.
c. The portion of the fence within the required front yard setback and Black Oak
Lane right-of-way may remain in place until such time that the parcel on 19450
Gleason Road is redeveloped and/or Black Oak Lane is extended and improved
to the east.
d. The fence must comply with Section 1060.080 of the Zoning Ordinance, except
as modified by this resolution.
i. The fence may encroach into eastern edge of the established Black Oak
Lane right-of-way.
ii. The fence may encroach into the front setback for 6795 Black Oak Lane.
e. The fence must comply with all terms of an approved encroachment agreement
with the City and is subject to permanent or temporary removal pursuant to the
terms thereof.
5. The applicant shall apply for and obtain a fence permit.

6. The applicant shall apply for and obtain a building permit for the retaining wall with a
height of four feet or more.
7. An encroachment agreement is required for the following and must be approved by the
City Attorney:
a. Fence in the Black Oak Lane right-of-way;
b. Fence in the drainage and utility easement of Lot 5, Block 7, Ravinia 13t'
Addition.

8. The encroachment agreement shall be executed, filed at Hennepin County and proof of
recording shall be provided to the City.
9. The applicant shall record the resolution at Hennepin County and provide proof of
recording to the City.
