APPROVING FINAL PLANNED UNIT DEVELOPMENT PLAN FOR "RUSH CREEK
RESERVE" FOR M11 HOMES OF MINNEAPOLIS/ST. PAUL LLC (CITY FILE NO. 22-025)
WHEREAS, M/I Homes of Minneapolis/St. Paul, LLC (the "applicant") has requested approval of a
planned unit development (PUD) amendment for "Rush Creek Reserve",
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final PUD
pIan, subject to the following conditions:
1. A PUD amendment is
"Rush Creek Reserve"

2. The City approves after -the -fact approval for less than 20-feet of building separation for
the following twinhome and townhomes in Phase 1:
a. Allow an 18.8 foot separation between Lots 6 and 7, Block 2, Rush Creek
Reserve.
b. Allow an 18.8 foot separation between Lots 8 and 9, Block 1, Rush Creek
Reserve.
c. All other townhome buildings must comply with the minimum 20-foot separation
between buildings.
d. Allow a 15-foot separation between the buildings in Block 3, Rush Creek
Reserve.
e. The required front yard tree for each unit shall be a minimum of 3-inches at
planting. The landscape plans shall be revised and submitted to the City prior
to issuance of any additional twin home permits.
3. All building permit applications shall dimension the required setback and the required 3-
inch tree on the plans.
