HomeMy WebLinkAboutResolution 2022-44 Final Plat and Dev Contract Bellwether 9th Addition _redlinedCity of Corcoran County of Hennepin State of Minnesota RESOLUTION NO. 2022-44 Motion By: Bottema Seconded By: Nichols April 28, 2022 APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR "BELLWETHER 9T" ADDITION" FOR PULTE HOMES OF MINNESOTA LLC (PID 01-119=23-34-0002) (CITY FILE NO. 22-017) WHEREAS, Pulte Homes of Minnesota, LLC (the "applicant") has requested approval of a final plat for Bellwether 9t" Addition for 37 new single family lots on the property legally described as: Outlot B, Bellwether 6"Addition WHEREAS, the Planning Commission h approval, and; as reviewed the plan at a public meeting and recommends NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CORCORAN, MINNESOTA, that it should and hereby does approve the request for a final plat, subject to the following conditions: 1. A final plat is approved to create 37 single family lots for "Bellwether 9tn Addition", in accordance with the plans and application received on February 22, 2022 and March 15, 2022, except as amended by this resolution. 2. The development contract must be executed by the developer and the City and must be filed with the final plat. 3. Approval is subject to the preliminary approvals (Resolutions 2021-81 and2021-82). 4. Approval is contingent upon City Council approval of the final PUD plan (Resolution 2022-43). 5. The applicant shall comply with all the requirements of the City Engineer's memo dated March 25, 2022. 6. Park dedication will cash in lieu of land. i dedication for th s ph be satisfied through a combination of land, pavement of trailsand 1.87 net acres of park land is required for this phase. Letter of credit must be in place and fees paid. 10. The final plat shall be revised to provide additional drainage and utility easements as specified in the City Engineer's memo dated March 25 2022. 11. Any request for the City to inspect the required landscaping in order to reduce financial guarantees must be accompanied by recertification/verification of field inspection by the project Landscape Architect. A letter signed by the project Landscape Architect verifying have been correctly installed in compliance plantings (including wetland and pond buffers with the plans and specifications will suffice FURTHER, that the following conditions must be met prior to issuance of building permits: 12. The applicant must file the final plat at Hennepin County within 2 years of the date of approval of the approval shall expire. 13. Record the approving resolutions and associated documents at Hennepin County and provide proof of recording to the City. FURTHER, that the following conditions must be met prior to release of remaining escrow: 15. Lot and corner monuments shall be installed as required by the Subdivision Ordinance. A financial guarantee shall be required to ensure installations per City requirements.
