APPROVING PRELIMINARY PLAT FOR "FOR THE VAN BLARICOM AND SCHOBER
PROPERTIES ON STIEG ROAD FOR "AMBERLEY AND BELLWETHER"
(PID 01 A 19-23- 34-0002 AND 01 A 19-2343-0009) (CITY FILE NO. 21-017)
WHEREAS, Pulte Homes ("the applicant") has request
on property legally described as follows:

WHEREAS, the Planning Commission
and recommends approval, and;

has reviewed the plan at a duly called Public Hearing
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
CORCORAN, MINNESOTA, that the Corcoran City Council approves the request for a preliminary
plat, subject to the following conditions:
1. A preliminary plat is approved to create 192 lots and 5 outlots, in accordance with the
plans and application received by the City on April 21, 2021 and additional information
il 29, 2021 and May 11, 2021,
received on Aprexcept as amended by this resolution.
2. Approval is contingent upon City Council approval of the preliminary PUD development
plan. The developer shall comply with all
plan approval (Resolution 2021-81).

3. The Bellwether lots must be a minimum of 44 feet wide measured at the front setback line.
Lot 28, Block 5 and Lots 1-5, Block 8 must be widened to meet the 44-foot minimum lot
width.
4. The Amberley lofts must be a minimum of 65 feet wide measured at the front setback
line. Lot 11, Block 3 must be widened to meet the 65-foot minimum lot width.
5. Park dedication is due as required by the PUD approvals, prior to release of the final plat
for recording.
6. The applicant shall comply with all requirements of the City Engineer's memo, dated
June 22, 2022.
7. Approval shall expire within one year of the date of approval
